Is Professional Home Staging Worth the Cost?

If you want to sell your home, you need potential buyers to connect with it emotionally.  The best way to do this is to make it easy for them to imagine their family living in it – and home staging is an essential part of that process.  In fact, according to the National Association of Realtors (NAR) 2015 Profile of Home Staging, 81 percent of buyers’ realtors reported that staging helped their clients to visualize the property as their future home.

According to staging professionals, good staging can do even more than that.  It can highlight your home’s best features while hiding its flaws.  It can turn “weird spaces” (like a narrow hallway or tiny alcove) into usable spaces.  And it will make your home look significantly better in photos – a fact that cannot be ignored in the digital age.  According to another NAR report, 92 percent of buyers use the internet to scope out homes during their search.  Great images can prompt them to take time to view your property in person.

The actual cost of professional home staging varies depending on the type of property (vacant or occupied), city and state in which it is located, furniture and accessory rental, number of rooms staged, stager’s fees and other considerations.  The NAR report states the median cost is $675.  Other experts estimate the cost at about 1 percent of the sales price of the home.

Whatever the cost, the return on investment of home staging can be significant.  Experts regularly quote 5 percent to 20 percent selling price differences between otherwise comparable staged and un-staged homes.  And according to the NAR staging report, 52 percent of buyers’ realtors said their clients offered more for staged properties.
