Pointers for Selling Your Home


Selling your home can be very stressful.  But there are some things you can do to try to alleviate the anxiety, making the process run as smoothly as possible within the means of your control and obtain the best sale price for your home.

  1. Find the right agent. Talk to friends and family for referrals.  You may need to meet with more than one agent before you find the right fit.

  2. Be reasonable when setting an asking price. Your agent will discuss your needs and expectations while considering the research they have done when determining a sales price.

  3. Good photos on multiple websites will yield more interested buyers.

  4. First impressions set the expectations. Home buyers often drive by a home before setting a viewing appointment.  The outside of your home often determines whether it will be shown to a potential buyer.  Be sure your yard is nicely landscaped and tidy.  A clean walkway and door is very important.  There are times you may need to enhance the home if it means a higher profit. Your agent will guide you in a direction that is best for you and the sale of your home.  You should not be asked to do anything that is not necessary.  It is ok to question your agent, but keep in mind, they are here to help you make the right choices within your means.

  5. Be sure to declutter and clean the home. This may difficult for the home owner but it is important depersonalize and declutter the house.  The potential homebuyers need to be able to envision their own furniture and belongings in the home.  They want to make an emotional attachment, as I’m sure you did during your own home buying experience.

  6. Stage the house to show how rooms are supposed to be used.  Each room should have a role.  If there is an odd room, give it a purpose.  This helps homebuyers see how the home will benefit their personal needs.

  7. Tidy and empty the garage as much as possible.

  8. Make obvious repairs inside and outside of the home.

  9. Be flexible for showings. Keep your home show ready.  Leave the home during showing so the potential buyers are more comfortable and don’t feel like they are intruding and rushed; this includes leaving your lights on.  Let your home shine!  They will also feel more comfortable to talk about the home and take better mental notes.

  10. Remove or kennel pets.

  11. Be sure to eliminate any bad odors.

Following these steps will help your stress levels stay to a minimum, obtain the best sales price, and reduce the amount of time the home stays on the market.
